Short answer

Annual rent is the headline; deposit, agency, Ejari, DEWA and chiller decide what you transfer in week one. This briefing sets out the contract and the extra costs.

This is an orientation answer, not advice for an individual case.

Renting in Dubai is an annual-contract culture with registration through Ejari (Dubai Land Department / RERA). The advertised annual rent is rarely the amount you must have ready in the first weeks. Deposit, often an agency fee, Ejari fees, DEWA connection and sometimes chiller or furniture sit on top. This briefing describes those layers. It contains no live rents and no “average 1-bed in Marina”.

Ejari is Dubai. Sharjah or Abu Dhabi have their own tenancy registration.

Contents

Parties and the contract

Landlord (owner or attorney), tenant, often a RERA broker. Check the broker’s permit. The contract should name the unit (including parking), the rent, the number of cheques, the deposit, what is included (furniture, chiller, parking) and the start date.

View at two times of day. Community rules (pets, short stay, alterations) sit in the building regulations, not in an Instagram reel. Neighbourhood method without listings: Marina, Downtown, Hills.

Visa status: some landlords ask for a residence visa or a sponsor NOC. That is their condition, not a statutory “anyone may rent” guarantee. Visa.

Deposit, cheques and agency

  • Security deposit. Often a percentage of annual rent; ask for the percentage and the return conditions (snags, cleaning, DEWA clearance) in writing.
  • Cheques. One to several post-dated cheques are common. Fewer cheques means a larger liquidity shock. Plan cash, not only a “monthly” equivalent.
  • Agency fee. Often a percentage of annual rent plus VAT — negotiable, not a fixed DLD tariff.
  • Furniture. Unfurnished looks cheaper and asks for capex in month one.

Do not pay a deposit to a private account that does not belong to the landlord or the office.

Ejari, DEWA and the rest

Ejari registers the tenancy in Dubai. Without it you later trip over DEWA, visa-related proof of address or school. Fees are small relative to rent; timing is the point.

DEWA (electricity and water) is emirate-specific. Opening needs identity, Ejari and a deposit. Chiller may run separately through the community. Internet is a third supplier. Parking: visitors, extra bay, basement height for your car.

RERA has historically published rent-index / calculator tools for disputes over increases. Use the current official tool, not a WhatsApp percentage.

Worked example: week one

Worked example (assumptions, not a market rent):

  • Annual rent AED 140,000, one cheque at start.
  • Deposit 5% = AED 7,000 (assumed percentage).
  • Agency 5% + 5% VAT working hypothesis = AED 7,350.
  • Ejari say AED 220.
  • DEWA deposit say AED 2,000.
  • Chiller deposit say AED 1,000.
  • Light unfurnished fit-out AED 8,000.

Cash at start in this example: 140,000 + 7,000 + 7,350 + 220 + 2,000 + 1,000 + 8,000 = AED 165,570. The “AED 11,667 a month” calculator on a website hides that shock. Two cheques would lower the start and put a second hit mid-year.

Put this beside school in the family budget.

Notice, renewal, disputes

Read the break clause before you sign. Early termination often costs a set number of months or the remaining cheques — it depends on the contract. Renewal: start the conversation before the deadline in the contract. Disputes: RERA/rental-dispute channels in Dubai, not a Dutch or Belgian rent tribunal.

Renting versus buying

Renting keeps you mobile while visa, school and area are still moving. Buying is a DLD transaction with 2% + 2% as a research starting point plus trustee (17 September 2026). Buying, relocating. Help: Relocation, Property.

Inspection before you sign the cheques

Walk the unit with a list: AC in each room, watermarks, windows, sockets, water heater, drains, the parking bay named in the contract, basement height versus your car, whether storage is empty and dry. Dated photos. What you do not record does not exist at move-out. Snagging is not a Dutch handover procedure; it is a negotiation with this landlord.

Ask whether the unit is furnished against an inventory. “Semi-furnished” without a list is a dispute in waiting. Count whether the washing machine belongs to the owner or to the previous tenant who will take it.

If you give four cheques, you are planning four liquidity peaks, not twelve monthly payments. Anyone paid in EUR buys AED cover before the cheque date, not on the day. A cheque that bounces is a serious problem in Dubai; treat cover as a hard constraint.

Worked example (beside the AED 165,570 start example): you break after six months; the contract asks two months’ rent as a penalty on AED 140,000/year ≈ AED 23,333, plus a lost slice of the deposit. That scenario belongs in the MOU phase, not at the airport.

FAQ

Do I need a visa to rent? Landlords often ask for one; that is their condition. Ejari itself is Dubai registration of the contract.

Is the RERA index a right to the same rent? It is a dispute tool with its own rules. Read the live official note, not a WhatsApp percentage.

On the way out

Ask for the checkout procedure in writing: cleaning, DEWA clearance, deposit timing. Photos from day 1 and the last day. Without ending Ejari the next tenant — or your visa address — will trip. Do not time departure on the next cheque date.
