AUREL Dubai

Public dossiers

Property

Buying, renting, neighbourhoods and management in Dubai.

The library is the public layer of AUREL Dubai. Each file has a review date, an emirate scope and, where needed, a primary source. General briefings apply across emirates; emirate-specific pieces sit beside them (for example starting a company in Dubai and in Abu Dhabi).

Premium pieces sit behind membership. The planner uses the same honesty rule as the files: unknown items stay unknown. Experience from the community or from “What to do in” sits apart from the official rule.

Filter by emirate or General first, then by topic. A property file does not solve your visa question; a relocation piece is not a purchase budget.

Legal or tax sentences point to a publisher and a url, or they are explicitly a worked example. “Research starting point” is not a tariff guarantee.

Scope

General is UAE-wide. An emirate briefing names local registrars and portals. Dubai rules do not silently apply elsewhere.

Review

A date on the file is the trail. Human review is a separate status. Bulk-approving everything in one click does not exist.

This category

Property in this library

This category covers buying, renting, extra costs, neighbourhoods, off-plan versus completed stock, non-resident mortgages, service charges and management. It is a reading layer: process and vocabulary, not a portfolio and not a viewing diary.

Registration, trustee fees, DLD levies and service charges sit beside the asking price. What we do not know, we leave empty. An atmospheric image on a file is not a listing. Off-plan has a different risk chain from a completed unit; those two are not one pile called “Dubai property”.

Anyone who wants to reconstruct a purchase budget uses the membership planner after reading. Due diligence and negotiation stay a separate expert brief.

Most files cover Dubai. Other emirates have their own registrars and tariffs. Home-country duties in the Netherlands or Belgium sit beside the Emirates question; a brochure does not settle box 3 or Belgian residence.

Dubai Marina, Downtown or Dubai Hills: how do you compare neighbourhoods?

Three well-known Dubai areas deserve the same questions: how you move, who lives there, what it costs to hold, and whether the community fits own use or letting. This briefing teaches comparison without live listings.

What does buying an apartment in Dubai really cost?

In Dubai the asking price is only the first line. Registration, trustee fees, often commission and then service charges follow. This briefing splits the items and labels a worked example.

Off-plan or completed property in Dubai: which choice fits?

Off-plan you buy a future unit on a payment plan; completed stock you buy a title you can inspect. The choice changes risk, cash flow and exit — not automatically the return.

Service charges and property management in Dubai: what do you pay each year?

After purchase, service charges, district cooling and management decide whether a unit remains bearable. This briefing shows what to request and how to build an annual cost without invented rates.
