Yourself or through a manager
Time, language and distance all play a part. If you live in the Netherlands or Belgium, you will usually need someone on the ground, with clear agreements on what they do.
Topic
Letting a home in the Emirates: management, service charges, vacancy and what a property manager does and does not do.
On this page
Letting is work, not a fixed coupon. Service charges, maintenance, vacancy between tenants, furnishing and management fees belong in your calculation before you count the gross rent as income.
What a manager actually does differs by firm: marketing, cheques, inspections and complaints. “Full management” without specified tasks says little. RERA rules and Ejari registration also play a part.
We promise no tenant and no full occupancy, and we do not manage properties. If a manager in our network suits your situation, we will introduce you at your request. Otherwise we stay with the explanation.
Note: rules and fees differ by emirate. What applies in Dubai does not automatically apply in Abu Dhabi, Sharjah or elsewhere. The Netherlands or Belgium may still have requirements alongside the Emirati rules.
Choices
Time, language and distance all play a part. If you live in the Netherlands or Belgium, you will usually need someone on the ground, with clear agreements on what they do.
The rent may be higher, but there is also more wear and an inventory to keep up. It is not a free upgrade.
Holiday lets have different rules and permits from an annual contract. Keep the two markets separate.
Steps
01
Are you allowed to let it, is there already a tenant and does the owners association have its own rules?
02
Rent minus service charges, management, maintenance and vacancy. Leave open what you do not know.
03
What is in the fee, what costs extra and who approves repairs?
04
Rental income from the UAE is not automatically dealt with in the Netherlands or Belgium. Have that assessed separately.
05
Tell us whether you already have a property, where, and whether it is furnished. Full rental records are not needed.
Costs
A percentage or a fixed amount. Ask exactly what it includes.
Weeks between two tenants are not free. Count them in.
Air conditioning, appliances and repainting. Furnished homes wear faster.
FAQ
No. Nobody honest promises occupancy through a website.
No. The rules, permits and wear are different.
No, a property manager does that. If there is a suitable partner, we will put you in touch with them.

Three well-known Dubai areas deserve the same questions: how you move, who lives there, what it costs to hold, and whether the community fits own use or letting. This briefing teaches comparison without live listings.
In Dubai the asking price is only the first line. Registration, trustee fees, often commission and then service charges follow. This briefing splits the items and labels a worked example.
Off-plan you buy a future unit on a payment plan; completed stock you buy a title you can inspect. The choice changes risk, cash flow and exit — not automatically the return.

Anyone who relocates often later also needs a visa, rent, a move or a will. On every help request you choose whether you want an introduction — and with whom.
Commercial collaborations are labelled clearly. Until a partner exists, we do not promise an introduction.
Help request
Tell us whether you already have a property, in which emirate and whether it is furnished. Do not send full rental records or identity documents.
If a specialist fits and you consent to an introduction, we introduce you. You know who receives your details. Without a partner or without consent we do not forward anything.
FAQ
No. The site informs. A help request is matching, not an engagement. Specialists execute filings, transactions and deeds. Reading only is not yet a request we forward.
No. No return, permit or tax promises. Unknown costs stay unknown, not zero. Dubai rules do not automatically apply across the rest of the UAE. Temporary stay is not tax residence.
Only after real data. Until then no roster and no testimonials. A topic without a partner stays readable; we say which help we do offer.
Name, email, topic and a short note. Separately: consent for contact, for an introduction, and optionally a newsletter. No passport, medical file or full wealth statement.
Yes, on an introduction. Without consent for an introduction we do not forward. Commercial collaboration is labelled.
Each file has a review date and, where needed, a source. Many pieces are a research starting point, not a tariff guarantee. We correct errors with a date.
