Short answer

A sound adviser in Dubai shows a licence, a written scope and a conflicts statement. This briefing is a comparison method — not a ranking and not invented expert reviews.

This is an orientation answer, not advice for an individual case.

In Dubai “expert” is not a protected title. Brokers, company-setup shops, visa intermediaries, coaches and lawyers sit in one LinkedIn feed. Choosing reliably means lining up licence, scope, conflicts and price. This briefing is a method. It contains no awards, no member counts, no anonymous reviews and no recommendation of a firm.

Dubai licences (RERA, DET, legal registration) apply in this emirate. An Abu Dhabi permit does not automatically cover Dubai. A Dutch or English qualification does not cover Dubai.

Which problem you are buying

Split the brief:

  • Property: title, SPA, NOC — buying.
  • Company: registrar, MoA, FTA — starting.
  • Visa: GDRFA/ICA — visa.
  • Home tax: NL/BE/UK — tax.

One person who “does everything” usually lacks depth in everything. Buy two narrower briefs rather than one vague one.

Licence and identity

Ask for the registration number and look it up in the official register (RERA broker, DET licence of the office, courts/legal affairs for advocates). LinkedIn is not a register. A Dutch B.V. on the letterhead does not prove a RERA number.

Identity: whom you contract with, in which company, at which address. Pay that company, not a personal account “because it is faster”.

Scope and conflicts

In writing:

  • what is included (number of SPA reviews, number of registrar filings);
  • what is out of scope (bank opening, visa grant, yield);
  • whether the adviser receives commission from a developer, bank or zone;
  • notice and who keeps the papers.

Anyone who takes commission from the seller and advises you “independently” has a conflict. You may ask. “Everyone does that” is not an answer.

A comparison table for three quotes

Criterion Quote A B C
Register check done?
Scope in hours/papers
Conflicts in writing
Year-2 / aftercare
Price excl. government
What they refuse to guarantee

The last row is the most important. Anyone who guarantees a bank account, a visa or an LTV is out. Bank, mortgage.

References: ask for two names you may call yourself. No five-star screenshots.

Red flags

  • Urgency without papers (“the price rises tonight”).
  • Payment in crypto or cash without an invoice.
  • No office address, only WhatsApp.
  • “0% tax free zone” without the FTA guide.
  • Invented interviews with “happy clients”.

A network helps with introductions, not with skipping this table. Business network.

Costs

Worked example (assumptions): legal review of an SPA AED 8,000, company-formation CSP AED 12,000, home tax adviser EUR 2,000. If the CSP is “free” because the zone pays them, the scope is their product, not yours. Count the hidden steering as risk, not as a discount.

Help framing the brief: Community, Property, Business.

How to run the first conversation

Send five lines in advance: purpose, jurisdiction (Dubai), rent or buy / mainland or zone, deadline, and that you are lining up three quotes. In the meeting, have them show the register first. Then ask what they refuse to guarantee. Anyone uncomfortable with that is not a match.

Do not take a “free” second opinion from the same broker who is selling the unit. Pay a lawyer with their own engagement letter. For home tax: someone authorised in that country, not a Dubai coach who “also does box 3”.

What you get in writing before you pay

  • Party names and trade licence.
  • Scope in deliverables (not hours alone).
  • Government fees separate from their fee.
  • A payment schedule tied to milestones (papers filed, not “we start”).
  • Which of your data they keep and how you get it back.

Without those five points the quote is a brochure.

Typical mandates (not a price list)

Mandate What “done” means What can never be “done”
SPA review Annotations + a call “The deal is safe”
Trustee support Checklist + attendance Freezing DLD fees
Company filing Filing with the registrar Bank + visa
Home-tax second opinion A memo with assumptions “Arranging” tax residence

Worked example (assumptions): three conversations, one legal retainer AED 8,000, one CSP AED 12,000 with year 2 shown, one home memo EUR 1,800. You take legal + home and drop the cheapest CSP because year 2 is missing. The “expensive” mix is the cheaper error line.

FAQ

Can a friend with a visa do my paperwork? Only if they hold the right licence for the act. Otherwise you risk refusal and a data leak.

Does a UK or Dutch title count in Dubai? For Dubai property and DET filings, local registration counts. The foreign title may matter for home advice, not as a RERA substitute.

Frequently asked questions

Who is “Choosing a trusted advisor in Dubai: how to compare providers” for?

Dutch and Belgian readers considering the UAE. The file organises process, cost logic and sources — it does not decide an individual case.

Does this apply in every emirate?

No. This is a UAE-wide frame. Separate dossiers cover local registrars and portals per emirate.

Is this personal advice?

No. We do not guarantee a licence, visa, bank account, return or tax residence. Unknown items stay open.

After the instruction: how you steer

Ask weekly for one paragraph: what was filed, which reference number, what is blocked. Two weeks without a number is a signal, not “Dubai time”. Pay the next tranche against evidence of filing, not against a promise.

Keep every WhatsApp line that later needs to live in email. Disputes are won on a paper trail. If the relationship breaks, you ask for the papers back under the engagement letter — put that duty in before you sign.

A difference in expectations

In the UK or the Netherlands a brief is often hours times a rate. In Dubai setup shops it is often a package with quiet exclusions. Ask for the exclusions out loud. Anyone who says visa included shows the government fees. Anyone who cannot has a wish, not a package.
