Public dossiers

Knowledge library

Public dossiers with a review date and emirate scope. Filter by General (all emirates) or one emirate. Not advice for an individual case.

The library is the public layer of AUREL Dubai. Each file has a review date and an emirate scope. General briefings apply across emirates; emirate-specific pieces sit beside them (for example starting a company in Dubai and in Abu Dhabi).

Unknown costs stay open. An anecdote or atmospheric image is not an official rule and not an offer.

Filter by emirate or General first, then by topic. A property file does not solve your visa question; a relocation piece is not a purchase budget.

Claim

Legal or tax sentences are explanation or a worked example. “Research starting point” is not a tariff guarantee.

Editorial

Scope

General is UAE-wide. An emirate briefing names local registrars and portals. Dubai rules do not silently apply elsewhere.

Review

A date on the file is the trail. Human review is a separate status. Bulk-approving everything in one click does not exist.

A shaded café terrace in Dubai, empty tables, soft morning light, no people posed as experts.

Dutch and Belgian people in Dubai: finding contacts

Dutch and Belgian people in Dubai are not a single ‘community’ with one WhatsApp. This briefing points to ways of finding contacts — without invented interviews or membership figures.

What does it cost to live in Dubai for a family?

A family budget in Dubai is a sum of rent, school, health, cars and living costs — not a brochure figure. This briefing gives a method and a labelled worked example.

An empty Dubai boardroom in morning light through glass, no people and no screen text.

What does it cost to set up a company in Dubai in the first year?

Year one of a Dubai company is a stack of invoices: registrar, office, adviser, compliance and a buffer for what the bank and visa research still ask. This briefing splits the lines.

Clear morning light on a quiet Dubai apartment block with empty terraces and no signage.

What does buying an apartment in Dubai really cost?

In Dubai the asking price is only the first line. Registration, trustee fees, often commission and then service charges follow. This briefing splits the items and labels a worked example.

Dubai · Investing

Investing in Dubai: goals, risks and a realistic plan

Investing in Dubai starts with a purpose and an amount you can hold, not with a brochure. This briefing helps you write a plan: horizon, liquidity, counterparties and home-country rules — without buy advice.

International school fees in Dubai: costs and points to check

School costs in Dubai are read per school year on the KHDA Fee Fact Sheet, not as a city-wide rate. This briefing shows what to compare, with one dated tuition example.

A mortgage for Dubai property as a non-resident

Non-residents can explore a Dubai mortgage, but pre-approval is not a grant and LTV is not guaranteed. This briefing sets out documents, costs and the usual traps.

Two Dubai office clusters in clear morning light, one on a campus, no text in the frame.

Free zone or mainland in Dubai: how do you choose?

Mainland and free zone in Dubai are different registrars, not two prices for the same product. This briefing compares market access, office, visa research and corporate tax — without 0% as a default.

Relocating to Dubai: a practical checklist for departure

Leaving for Dubai is a home-country project and a Dubai project at once. This checklist follows the official tracks in the Netherlands, Belgium and the UK, plus visa, housing and school in the emirate.

Your first 90 days in Dubai: from arrival to a local network

The first 90 days work as three blocks of thirty: survive, enrol, embed. This briefing is an order, not a promise that everything works.

Dusk light over a Dubai waterfront of towers and a greener low-rise neighbourhood, no text.

Dubai Marina, Downtown or Dubai Hills: how do you compare neighbourhoods?

Three well-known Dubai areas deserve the same questions: how you move, who lives there, what it costs to hold, and whether the community fits own use or letting. This briefing teaches comparison without live listings.

A notebook and calculator on a stone table by a window with muted Dubai city light, no readable figures.

Gross and net yield on Dubai property explained

Gross yield divides rent by price. Net yield subtracts service charges, management, voids and transaction costs. This briefing shows the arithmetic — with labelled assumptions, not a forecast.

A quiet office being packed: closed boxes by a window, city beyond, no readable labels.

Relocating a company to Dubai: what should you arrange first?

Relocation is rarely the move of a single company number. Usually you form a Dubai entity and close or restructure the old one. This briefing lines up the home and Dubai tracks.
