Legal or tax sentences point to a publisher and a url, or they are explicitly a worked example. “Research starting point” is not a tariff guarantee.
Public dossiers
Decision frame, yield and risk without buy advice.
The library is the public layer of AUREL Dubai. Each file has a review date, an emirate scope and, where needed, a primary source. General briefings apply across emirates; emirate-specific pieces sit beside them (for example starting a company in Dubai and in Abu Dhabi).
Premium pieces sit behind membership. The planner uses the same honesty rule as the files: unknown items stay unknown. Experience from the community or from “What to do in” sits apart from the official rule.
Filter by emirate or General first, then by topic. A property file does not solve your visa question; a relocation piece is not a purchase budget.

General is UAE-wide. An emirate briefing names local registrars and portals. Dubai rules do not silently apply elsewhere.

A date on the file is the trail. Human review is a separate status. Bulk-approving everything in one click does not exist.

This is about purpose, horizon, liquidity, gross versus net, currency and risk — with property as the first application, not the only asset class. We calculate with assumptions that stay visible. A percentage in a brochure is not a return.
Tax effects in the Netherlands, Belgium or the United Kingdom sit beside UAE questions. That is not individual tax advice. Cash flow on a let unit is different from a capital gain you have not yet crystallised.
The planner helps set scenarios. Personal investment advice or a trade stays outside membership. A percentage in a brochure is not cash; a revaluation you have not sold does not count as a received return in these files.
Service charges, vacancy, management and finance can turn the picture. Unknown items stay open — a gap is more honest than an invented average that looks like certainty. AED costs and euro wealth stay in separate columns.

Gross yield divides rent by price. Net yield subtracts service charges, management, voids and transaction costs. This briefing shows the arithmetic — with labelled assumptions, not a forecast.

Non-residents can explore a Dubai mortgage, but pre-approval is not a grant and LTV is not guaranteed. This briefing sets out documents, costs and the usual traps.
Dubai · Investing
Investing in Dubai starts with a purpose and an amount you can hold, not with a brochure. This briefing helps you write a plan: horizon, liquidity, counterparties and home-country rules — without buy advice.
Dubai · Investing
Dubai property carries risks a brochure rarely puts on page one: liquidity, the developer, rising costs, currency and the home tax office. This briefing makes them discussable — it is not buy advice.

A Dubai flat is not a tax exemption. The Netherlands, Belgium and the UK look differently at assets, rent and emigration. This briefing splits the three countries and ends with expert questions — not advice.
