Short answer

Dubai property carries risks a brochure rarely puts on page one: liquidity, the developer, rising costs, currency and the home tax office. This briefing makes them discussable — it is not buy advice.

This is an orientation answer, not advice for an individual case.

Every bricks-and-mortar purchase in Dubai carries risk. That is not a reason never to buy, and not a reason to shrink the risks. It is a reason to name them before you sign a MOU. This briefing lists the risks that most often separate a plan on paper from a plan that keeps you awake. It promises no yield, no protection and no “safe neighbourhoods”.

It is about property in Dubai. Land registry, RERA and community rules are emirate-specific.

Contents

Liquidity

You cannot always sell a unit at the price in your spreadsheet, on the day you need cash. Buyers, mortgages and sentiment move. Off-plan units are often even less tradable before title because of project restrictions. Completed stock can stall on NOC delay, unpaid charges or a tenant with a running Ejari contract.

If your plan only works if you sell within twelve months, liquidity is the main risk — not “the market”. Hold a period you can bear without a forced sale. See the investment plan.

Counterparty and documents

You buy from a person, a company or a developer. Any of them can deliver late, inform incompletely or leave the process. Mitigation is dull and effective:

  • check identity and signing authority;
  • take e-NOC and title via DLD/Dubai REST, not a screenshot;
  • pay according to the contract to verifiable accounts;
  • instruct a Dubai lawyer with a written scope, not “my cousin will look at it”.

Brokers are RERA-registered or they are not. Check the number. A pitch with awards, member counts or anonymous reviews is not due diligence. See choosing a trusted advisor.

Construction, handover and specification

Off-plan loads risk onto the build: delay, changed finishes, a view that changes when the neighbouring plot is built, escrow questions. Completed stock loads risk onto defects you missed: damp, illegal works, a parking bay that is not on the deed.

Compare the paths in off-plan or completed. A polished show apartment is not a handover guarantee.

Costs, rent and community

Service charges, chiller and special assessments can rise. Rent can disappoint or fail to appear. Community rules can restrict short stays, pets or a home practice. Gross yield without these lines is a different investment from the unit you actually hold — gross/net, service charges.

Worked example (assumptions): a unit with AED 120,000 contract rent and AED 25,000 fixed holding costs. A twelve-week void removes about AED 27,700 from the numerator; the AED 25,000 still runs. The plan that was called “6% gross” feels that year like a cash drain. That scenario is not a forecast; it is a stress test that belongs in every plan.

Finance and currency

A mortgage may not appear, may come in below the pre-approval, or may reprice. There is no guaranteed LTV for non-residents. See mortgage.

The AED/USD peg reduces dollar risk, not euro or sterling risk. If you think in EUR and owe obligations in AED, you carry translation risk on capital and on annual costs.

Regulation and the home country

DLD fees, visa policy, corporate tax (federal) and community regulation can change after you buy. DLD’s 2% + 2% plus trustee amounts are a research starting point of 17 September 2026, not an eternal tariff: Property Sale Registration.

Home-country risk is at least as large as Dubai risk. The Netherlands, Belgium and the UK tax residents in different ways; tax residence does not follow from the language of this article. Tax briefing. A purchase is not emigration; emigration is not an automatic tax exit.

How to put risk in a plan

  1. Name the five risks above in your own words, with one mitigation each.
  2. Set a maximum holding period and a maximum void you can fund in cash.
  3. Pay for due diligence before you lock the large sum.
  4. Do not sign a MOU under a deadline that only serves the seller.
  5. Review annually, or when visa or tax residence changes.

Concentration and correlation

Two units in the same tower are not diversification. Same developer, same chiller, same NOC. Anyone who treats “Dubai property” as an asset class has no diversification until cash flow comes from different communities and different counterparties. Off-plan plus completed stock in one building still shares handover and OA risk.

Insurance does not cover a void and rarely covers a delayed handover. Read the policy; do not treat it as liquidity mitigation.

FAQ

Is buying in cash risk-free? You remove bank LTV risk and keep the rest. Cash you cannot spare is the largest risk.

Does the broker’s RERA registration protect me from a bad unit? No. It says something about the intermediary, not about the concrete.

What you put on paper before the MOU

A maximum holding period, a maximum void in months, a maximum extra outlay if service charges rise, and the sentence “I will not be a forced seller within twelve months”. If that sentence is not true, the purchase is too large. That is risk management, not market timing.
